FHS researches 100's of properties in order to offer the best investment property possible to our clients. FHS provides our clients a warrantee on major housing systems (roof, HVAC, structure, foundation, City and HUD compliance, electrical and plumbing). We warrantee only houses that FHS has refurbished.
Rental rates are based primarily on building style, number of bedrooms/baths, neighborhood, and property condition. FHS works to optimize our client’s investment, purchasing properties with focus on these important features.

FHS PROPERTY MANAGEMENT SERVICES
FHS enjoys a working relationship with an excellent property manager should this service be required allowing many of our out--state clients to manage their properties. Rent for FHS homes range between $800 and $1,200 per month, plus utilities.
Continued Support After the Sale, FHS manages the “little things” that help a transaction go smoothly, such as utility transfers, registering tenant water affidavits with City Water Dept., setting up “land lord” Utility arrangements, and lawn maintenance services (as required) . The FHS warrantee will cover most maintenance items and our crews are available to make any repairs that are not.
We have scouted, purchased, repaired and sold great property investments. FHS continues the relationship by providing excellent customer service. You have a friend and company to support your investment after the sale is complete.

How to buy a FHS Property? The demand for FHS properties is high and most are “Pre-Sold”. The relationship starts by choosing a property and signing an Agreement outlining the refurbishment. A $1,000 escrow deposit is taken at that time. Most houses will sell between $60,000 and $80,000 and appraise between $85,000 and $130,000. The VALUE or EQUITY is passed along to the investor. The property is not "closed" until it has been completed and both parties are satisfied. FHS can assist with mortgage or financial arrangements.
To recap, FHS provides our Investor Clients with quality refurbished property(s) with 25% to 30% $$ CASH EQUITY, meeting city codes and HUD qualifications, backed up by a one year service warranty, a pre-qualified tenant installed, and supported by qualified FHS staff and service people!
